giving them the management was probably the worst call I made as a landlord. The beginning was fine — friendly emails, a couple of meetings, nods — but then small things snowballed. Tenants they placed caused damage over time, odd people turned up, and once the police had to be involved to remove someone I’d never authorised to live there. That was the first proper red flag. I’d never thought I’d have to explain to a copper that my property had become someone else’s crash pad.
One thing that annoyed me most — and I’ll focus on this because it mattered — was the shoddy maintenance. The so-called tradesmen they used did repairs that looked like a child's weekend project. Doors not aligned, plaster roughly slapped on, sockets that shouldn't have been fiddled with. I paid them to sort it out... and then had to pay again to get it done properly. It felt like throwing money into a hole. Proper work was rare; half-finished jobs were common. I lost two of my long-term, solid tenants during all this; they moved out in quick succession because the house stopped being the well-kept home they loved. Losing decent tenants was the real cost for me — not just the cash but peace of mind, the always-present worry that someone else is letting things drift.
Contacting the office became its own farce. People were “in meetings” or “out of the office” a lot. Mia, Jack — names I remember well — would never call back. I tried getting the manager involved but got the usual lines: “away”, “on holiday”, that kind of thing. At one point I turned up unannounced because I’d had enough. I met Jack there and insisted the deposit situation be sorted before I left. He disappeared upstairs for five minutes, came back and said “it’s all done, should be in your account in a few days.” I walked away relieved, foolishly relieved. A week later — nothing. I phoned the deposit service myself and was told no instruction had been received. So, again, I had to chase and chase.
The worst though: when I finally repaired the mess myself, it took about four weeks of work to get the place back to a proper, habitable standard. I submitted damage reports and receipts and... silence. They blamed a third party that had sub-let the property and, to this day, I haven’t been reimbursed. That’s galling. Being ignored, and having the blame shifted around like a hot potato, is infuriating. They’re good at taking fees and passing on costs, but not so good at accountability.
There is a small, surprising bright spot I’ll mention — and it felt odd to be grateful for it. One of the newer staff members, a junior on the desk, actually seemed to care and was genuinely apologetic when I bumped into them in the street. Not much, I know, but it was the only time I felt anyone had a clue what I’d been through. It didn’t fix anything, but that tiny human reaction was oddly reassuring, like proof that not everyone there had switched off their common sense.
So, if you’re thinking of using this firm (or its new name), take this as a warning: check everything, keep copies of all paperwork, do not assume they will chase deposits or do proper checks, and be prepared to sort mess yourself. If you can, stick with an agent that actually follows up and does decent repairs — otherwise you’ll end up losing more than just money. I’d advise newcomers to stay well clear unless you like being left on read.
