They’re paid monthly to manage properties, even ones a bit distant from the office, so the reluctance to visit the place and take proactive steps is simply not acceptable. On the other hand, once in a blue moon an agent did send a clear update by email (surprising, actually), so it’s not all silence — just very inconsistent. My advice: if you’re considering them, insist on seeing the tenant vetting paperwork up front and get something in writing about how they’ll handle arrears. I wanted professional handling and steady follow-through; instead I got a lot of handoffs and delays. Dry, factual takeaway — this firm didn’t deliver the level of management I paid for, and that matters when rental income is on the line.

    Sceptical at first, glad I walked away

    I almost signed up for their monthly no-deposit option because it sounded easy. I hesitated though — £45 a month felt odd when the listing said the usual five weeks' deposit was acceptable. In my head I weighed up convenience versus getting my money back later. I said I’d pay the full deposit instead and expected that to be that. After the viewing I heard nothing useful. Calls weren’t picked up, emails were slow. When I did get through — using a different number oddly — I was told the landlord had picked someone else who’d seen the place earlier. It didn’t sit right. The agent’s tone before had been pushy but convincing. Afterwards it felt like I’d been brushed off because I wouldn’t sign up to their scheme. I chased them for days. No proper answer. That part was annoying and left me doubting whether they were professional. On the bright side I didn’t lose out. A few days later I found a nicer, roomier flat for less money. So my renting worries vanished, just not because of them. I’d tell anyone to be careful with pressure to switch to monthly fees. Ask for everything in writing and don’t be afraid to walk away. Hope the staff get better training though, they could do with it.

Tenants they placed caused damage over time, odd people turned up, and once the police had to be involved to remove someone I’d never authorised to live there. That was the first proper red flag. I’d never thought I’d have to explain to a copper that my property had become someone else’s crash pad.
    One thing that annoyed me most — and I’ll focus on this because it mattered — was the shoddy maintenance. The so-called tradesmen they used did repairs that looked like a child's weekend project. Doors not aligned, plaster roughly slapped on, sockets that shouldn't have been fiddled with. I paid them to sort it out... and then had to pay again to get it done properly. It felt like throwing money into a hole. Proper work was rare; half-finished jobs were common. I lost two of my long-term, solid tenants during all this; they moved out in quick succession because the house stopped being the well-kept home they loved. Losing decent tenants was the real cost for me — not just the cash but peace of mind, the always-present worry that someone else is letting things drift.
    Contacting the office became its own farce. People were “in meetings” or “out of the office” a lot. Mia, Jack — names I remember well — would never call back. I tried getting the manager involved but got the usual lines: “away”, “on holiday”, that kind of thing. At one point I turned up unannounced because I’d had enough. I met Jack there and insisted the deposit situation be sorted before I left. He disappeared upstairs for five minutes, came back and said “it’s all done, should be in your account in a few days.” I walked away relieved, foolishly relieved. A week later — nothing. I phoned the deposit service myself and was told no instruction had been received. So, again, I had to chase and chase.
    The worst though: when I finally repaired the mess myself, it took about four weeks of work to get the place back to a proper, habitable standard. I submitted damage reports and receipts and... silence. They blamed a third party that had sub-let the property and, to this day, I haven’t been reimbursed. That’s galling. Being ignored, and having the blame shifted around like a hot potato, is infuriating. They’re good at taking fees and passing on costs, but not so good at accountability.
    There is a small, surprising bright spot I’ll mention — and it felt odd to be grateful for it. One of the newer staff members, a junior on the desk, actually seemed to care and was genuinely apologetic when I bumped into them in the street. Not much, I know, but it was the only time I felt anyone had a clue what I’d been through. It didn’t fix anything, but that tiny human reaction was oddly reassuring, like proof that not everyone there had switched off their common sense.
    So, if you’re thinking of using this firm (or its new name), take this as a warning: check everything, keep copies of all paperwork, do not assume they will chase deposits or do proper checks, and be prepared to sort mess yourself. If you can, stick with an agent that actually follows up and does decent repairs — otherwise you’ll end up losing more than just money. I’d advise newcomers to stay well clear unless you like being left on read.
