But the constant nagging about money, the attitude and the battle over the deposit turned what could have been a simple tenancy into a long, exhausting fight. Glad we're out. Wouldn't recommend.

    Dark flat and minor victories

    not our problem. So I ended up in a hotel for a night (or two) while the gas company sorted it — took longer than a working day, which was annoying. I reported a bunch of leaks and other stuff from day one; months later, nothing much had been done until I dragged the tenants' union in. Once they intervened, suddenly things moved: they swapped the staircase bulbs (small thing, I know) and that actually made the landing less like a horror film. Bit of a comic touch — the bloke who did it left the old bulbs perched on top of a doorframe, didn't even clear them away. I'm relieved some things finally got fixed, but you have to push them hard to get anything done.

    In the middle of the night, a patch of ceiling decided to join the party and drip straight onto our bed — that was quite the welcome. I’d had doubts before signing, the photos looked too tidy, but I hoped for the best. Those doubts didn’t exactly vanish. We tried the emergency number for hours with no answer, which felt ridiculous and a bit unsafe. When someone eventually turned up they seemed as lost as we were, no proper kit, no plan. The boiler was temperamental from day one; there was always someone popping round “to check” and leaving tools and muddy footprints everywhere. It started to feel less like maintenance and more like intrusion. We also discovered mouse droppings and a garden that the ad called “shared” but in reality was full of junk — not ideal, that’s putting it mildly.
    We left the place clean, with receipts and photos, but money still disappeared from our deposit labelled as cleaning and other vague charges. That stung. On top of that, a viewing was held on our final day without any prior notice so a group just walked through while our boxes were half-packed. Not very professional. I’ve rented from other local agencies before and had smoother experiences, so I know it can be done better. There were a few times the staff were polite and helpful, which I appreciated, but the overall experience was patchy and frustrating. Emotionally it was wearing; small things add up and become exhausting. I wouldn’t say it was a total horror show, but I expected more transparency and competence from a company asking those rents.

    Kettle, leaks and too many slow replies

    The kettle was on, I was trying to work, and I noticed water staining the bathroom ceiling — not the best welcome to a new flat. We moved in December 2022 and, honestly, the biggest problem wasn’t the odd scuff or two but the way issues were handled — or not handled. As someone who works from home, the damp and the dodgy carpets (nails sticking up — yes, real nails) affected my day-to-day more than I expected. Cooking was fine, sleeping was fine, but small daily routines kept getting interrupted by repairs that never really happened properly.
    Emails to the office were slow or sarcastic, usually from the senior property manager, and that made following up awkward. At one point they suggested putting posters in the bin area about rubbish as a fix for a rat problem — not helpful and a bit tone-deaf. A broken bedroom window stayed broken the whole time we were there, carpets stayed unsafe, and the building-wide damp didn’t get a proper, timely solution. Some things did improve eventually, but only after repeated nagging.
    So, it's not all useless — the flat did function as a home, and we coped. But the delivery of service (repairs, communication, sensible pest control) was hit-and-miss and often felt like ticking boxes rather than solving problems. If you value prompt, practical customer service, be prepared to chase them.

    an emergency number that went quiet when you needed it, contractors turning up without basic tools and asking us to lend them a screwdriver, mice sightings that barely got any follow-up. Daily life — cooking, working from home, trying to sleep — felt punctuated by repairs, missed appointments and, yes, the occasional technician who left the place messier than they'd found it.

    A bit of a slog, but not all terrible

    I filed the paperwork months before leaving and asked for the deposit back, then on the final day I got hit with a surprise £475 cleaning charge through the deposit scheme. They never phoned or even sent a message asking me to clear a couple of bits — not once — so there was no chance to sort it before they decided to dock the money. That felt low, really low.
    I used the flat as a proper home — cooking, working from the table, kids’ bits everywhere at times — and I put in a lot of elbow grease and cash to make it liveable. We paid for replacements ourselves when appliances failed, and spent thousands re-decorating to make it ours while we were there. I don’t expect that back, necessarily, but some acknowledgement would have been decent.
    On the plus side, when something urgent could not be ignored they did eventually act, even if it took forever — so, sometimes it did get fixed. That’s not an excuse, but it’s fair to say not everything was a disaster. Still, long delays on things like doors, a dodgy radiator and the time we had to deal with leaks made everyday life more stressful than it should have been. Communication was the real issue: hard to reach, and when you do get hold of someone nothing happens quickly.
    Would I recommend them? Not really, unless you like chasing people. I’m quietly glad we moved on and that the flat was made cosy by our own effort, but beware — expect to fight for basic fixes and your deposit back.
