    Close to perfect, but with caveats

The communal areas are actually nicely done — tasteful furniture, the kind of space you’d hang out in with friends — and the amenities exist and are usable, which surprised me in a good way. The parcel room, for instance, used to be chaos (parcels everywhere, no system at all), but that’s improved a fair bit. Still, it’s far from perfect and you notice the little cracks.
    Now for the bits that annoyed me and didn’t magically go away. Dogs are allowed and that’s great, but not everyone picks up after their pets. You’ll find mess in odd spots, inside and outside the building sometimes, and it does make you roll your eyes. The bin rooms can get messy too — on bad days they smell and look like someone left a rubbish dump inside the development. It’s frustrating because the place wants to look smart, but then these things give the whole place a bit of a shabby edge.
    Parking was another worry. You pay extra for a space, and yes, there are cameras and ANPR supposedly, but people still park where they shouldn’t and sometimes the barriers/technical bits have been off, so you end up bargaining for your own spot. Lifts in certain blocks — Block A in particular — have been an issue; there’ve been times when both lifts were out and if you’re on a high floor it’s not fun. That said, outages do get fixed eventually, and the maintenance folks who know their stuff do a reasonable job when they turn up.
    Communication, though — that’s been the most inconsistent thing. Different staff give different instructions, maintenance bookings get moved, and some messages on the app can go unanswered for ages. It’s maddening at times. But again, not all of them are like that: there are definitely individuals who are reliable and will chase things properly. For me the welcome box was a miss — we were supposed to get one and didn’t, and chasing that felt like banging your head against a wall at first. On the other hand, when there was a water problem in my place, the response wasn’t awful; they did send someone eventually and the issue was sorted.
    Value for money is a tricky one. The location and interiors make it tempting, but for the rent you pay you do expect smoother running. So I’d say shop around, definitely. If you like being close to the stadium and want a place with character and decent communal spaces, it’s worth considering. Just be prepared: a bit of patience, a pinch of tolerance for teething problems, and don’t expect flawless service every single time.
    To wrap up — and to answer my earlier doubt: a lot of the selling points here are real, and a fair few of my preconceptions were pleasantly overturned. But some niggles remain and they can be annoying. I’m generally satisfied, leaning towards positive, though I still keep an eye on small issues and expect to chase things now and then. If you decide to move here, go in with realistic expectations and you’ll be fine.

If you need reliable late meals and cheery staff, perhaps try one of the other nearby spots. Tip: call reception first about food times and check your key works before you flop into bed.
