The reason for my cancellation was due to the untrustworthy nature of the Landlord and the misleading contents of the Spotahome website. I had booked this room, (although under a strict cancellation policy), your 48-hour policy claims that the landlord will not receive any money until 48 hours after the tenant has moved in. In which case implying that the booking is officially confirmed after the tenant moves in to ensure the protection of his/hers 1st weeks rent.
Since I cancelled well before the move-in date because I was not satisfied with the negotiations being put forward by the landlord, I rightfully should've received my money back, as I did not - your bold 48 hour statement does not fulfil its purpose to ensure the protection of the tenants money. Therefore, leaving the tenant liable to being left out of pocket. Since Spotahome hold the money until 48 hours after the move-in date, they could’ve given the money back instantly, but did not.
In addition to this matter, I repeatedly asked the landlord via email to draw up a long-term contract as it stated on the booking, 'if you wish to rent more than one month you must provide proof of solvency'. So, I gave proof via email in attempt to arrange a meeting so I could read and sign a long-term contract before giving over any additional rent/deposit. I also answered any questions they had. However, their response was that I must send £1050.00 to them as soon as possible and to sign a short-term contract before they could give me any keys.
It is ridiculous to think that any person in their right mind would send over such a huge sum of money without any means of getting it back and even before they have met with the landlord or seen the property in real life. I was appalled with such an outrageous demand. So I spoke to a Spotahome customer support employee to explain this matter, whereby I asked how is there any way of getting my money back if the property is not up to standards. In which he replied ‘unfortunately that is up to the landlord’, hence essentially exclaiming how I would be positioned in a high-risk situation with no safeguard over my money.
Furthermore, they wanted me to sign a short-term contract dismissing my request and their declaration for the prospect of a long-term contract. Not to mention they wanted me to sign a contract in which I had to sign to maintain/replace itinerary within the property if items were to go missing/break, even though I had no way of viewing the property beforehand to confirm that these items were actually there - placing me in a more vulnerable position.
Overall, the fact that there is no system in place to assure the tenant is not being put in a high-risked situation with the landlord defeats the whole purpose of Spotahome itself. As Spotahome claims to be an 'easy, transparent and trustworthy' service to find a place to live. But this is in fact far from the truth as they merely secure a booking and do not take the necessary steps so that the landlord cannot claim for the tenant to pay and sign for the room before a legitimate meeting/viewing.
Especially seeing as when I called Landlord (with the details Spotahome provided) the response was 'sorry the message box cannot receive any more messages at the moment' - indicating that they have not attended to these messages or responded to people for a long period of time. When I copied and pasted the site it did not exist and directed me to a Go Daddy page, not to mention when I went on street view to view the agency it did not exist on the road.
And when I spoke to someone different from Spotahome regarding why they took long to respond they told me they were a 'trusted landlord'.
If this does not scream unprofessional-ism I don't know what does. If Spotahome believes someone of this sort should be 'trusted' then clearly the proper checks are not put in place to prevent such issues.
This to me was very unfortunate and I take this as a scam. I lost a valuable sum of money, a sum which I truly needed - especially being a student and in the peak of 'room-hunting' season where places are going instantly and the stress of finding a place is at a high. I did not need this obstructive matter to occur. It wasted my time and money.
